Foreign nationals of any country can buy apartments, houses, residential building plots and commercial premises in Slovakia. You do not need Slovak citizenship, a residence permit, a visa or government pre-approval. The legal basis is section 19a of the Foreign Exchange Act, which lets a non-resident acquire real estate except where special legislation restricts it. Agricultural and forest land is restricted under Act No. 140/2014 Coll. A reciprocity rule can bar buyers from countries that do not let Slovaks own comparable land. Citizens and companies from the EU, the EEA and Switzerland are exempt; inheritance is exempt regardless of nationality. A village house often sits on several parcels, and one of them may still be classified as agricultural in the cadastre even if nobody has farmed it for years. Check every parcel before reserving.
