The process

From first call to your name in the cadastre

Seven stages, and one of them matters more than all the others: ownership transfers when the district cadastral office registers it, not when you sign. Everything we do is built around protecting you until that moment.

Brief and market reality check

Week 1

A call to establish what you actually want and what that budget buys in Slovakia today. If your expectations and the market do not meet, we say so now rather than after three viewings.

Shortlist and viewings

Weeks 1–4

We search the whole market, filter hard, and take you — in person or by live video — through the properties worth your time. You get a written condition note on each one.

Due diligence before you commit

3–10 days

Land registry extract, ownership history, liens, easements, zoning and land classification. For apartments, confirmation from the building manager that the seller owes nothing to the maintenance fund.

Reservation and contract

1–2 weeks

A reservation agreement takes the property off the market. A Slovak lawyer drafts or authorises the purchase contract in Slovak, with a translation for you, and the payment mechanics are agreed in writing.

What we do

Buyer-side, on the ground, in your language

We are a Slovak agency with a Slovak licence, Slovak lawyers and people who physically walk into these buildings. What we add for you is that the entire thing happens in a language you read and at an hour you are awake.

Buyer representation

We work for you, not the seller.

You get one broker who searches the entire Slovak market on your behalf — our own listings and everyone else's. We shortlist, inspect, verify and negotiate, and we tell you when to walk away.

Remote and video viewings

See it properly before you fly.

We shoot a walkthrough on request — not a polished marketing film, but the honest version: the damp patch, the noisy road, the neighbour's extension. Then we do it live on a call so you can ask us to point the camera anywhere.

Legal and cadastre handling

Ownership only exists once the cadastre says so.

We coordinate the Slovak lawyer who drafts and authorises the purchase contract, run the title and encumbrance checks, and manage the filing with the district cadastral office until your name is on the record.

Buying without flying in

The whole purchase can be done remotely.

With a properly executed power of attorney — notarised in your country and apostilled where needed — you never have to be physically present. We handle the escrow instructions, the signature logistics and the handover.

Mortgage and banking introductions

Financing is possible as a non-resident.

Slovak banks do lend to non-residents, within the National Bank of Slovakia's loan-to-value and debt-service limits. We introduce you to the banks that actually say yes to your profile and coordinate the valuation.

After the purchase

Owning from abroad, without the admin.

Registering for municipal property tax, finding and vetting a tenant, handling the annual contract addenda, dealing with the building manager — we keep it running while you are somewhere else.
