Can foreigners buy property in Slovakia?

Yes. Slovakia is one of the most open residential markets in the EU for a non-resident. You do not need citizenship, a visa or a permit to buy a home. The complications are procedural — and they are the reason this page exists.

Can foreigners buy property in Slovakia?

Yes. Foreign nationals of any country can buy apartments, houses, residential building plots and commercial premises in Slovakia. You do not need Slovak citizenship, a residence permit, a visa or government pre-approval. The legal basis is section 19a of the Foreign Exchange Act, which lets a non-resident acquire real estate except where special legislation restricts it.

When does a foreign buyer actually own a Slovak property?

Ownership transfers only when the district cadastral office (kataster nehnuteľností) registers the buyer — not when the purchase contract is signed and not when the money is sent. Until registration, the seller remains the legal owner. Funds should sit in a lawyer’s escrow account or a notarial deposit and be released against the cadastre filing.

Can a foreigner buy farmland or a village house with a garden?

Agricultural and forest land is restricted under Act No. 140/2014 Coll. A reciprocity rule can bar buyers from countries that do not let Slovaks own comparable land. Citizens and companies from the EU, the EEA and Switzerland are exempt; inheritance is exempt regardless of nationality. A village house often sits on several parcels — check every one before reserving.

What does it cost besides the price?

For a cash purchase, total closing costs usually land between 1% and 2% of the price. Typical state fees: about €100 on paper or €50 electronic for cadastre registration; expedited filing about €300 / €150. A lawyer is commonly around 1%. Agency commission is usually paid by the seller.

Can I buy without travelling to Slovakia?

Yes. The entire purchase can be completed remotely with a notarised power of attorney, apostilled or superlegalised depending on the country of issue. URBANISTA handles viewings in person or by live video.

Does buying property give you residency?

No. Owning Slovak real estate does not grant a residence permit, a visa or any right to stay. Property and immigration are separate processes.

Can a US or UK citizen buy property in Slovakia?

Yes. US citizens and UK citizens (including after Brexit) can buy apartments, houses and most urban land on the same terms as other non-residents. They do not need to live in Slovakia. Farmland remains the special case under Act 140/2014.

How is rental income and a later sale taxed?

Rental income from Slovak property is Slovak-source income and must be declared in Slovakia. The first €500 of annual rental income is exempt; the rest is taxed from 19% on the personal scale. On a later sale by an individual, a gain is generally exempt after a five-year holding period (conditions apply). Confirm with a Slovak accountant — this is not tax advice.
