Services
A local agency that works in your language
Buyer representation
We work for you, not the seller.
You get one broker who searches the entire Slovak market on your behalf — our own listings and everyone else's. We shortlist, inspect, verify and negotiate, and we tell you when to walk away.
- A defined brief: location, budget, purpose, exit horizon
- Access to listings across the whole market, not just ours
- Physical inspection and honest condition reporting
- Price and terms negotiated on your behalf
Remote and video viewings
See it properly before you fly.
We shoot a walkthrough on request — not a polished marketing film, but the honest version: the damp patch, the noisy road, the neighbour's extension. Then we do it live on a call so you can ask us to point the camera anywhere.
- Live video viewings in your time zone
- Unedited walkthrough footage on request
- Neighbourhood and access filmed, not just the interior
- Written follow-up with everything we noticed
Legal and cadastre handling
Ownership only exists once the cadastre says so.
We coordinate the Slovak lawyer who drafts and authorises the purchase contract, run the title and encumbrance checks, and manage the filing with the district cadastral office until your name is on the record.
- Title, lien, easement and debt checks before you commit
- Purchase contract drafted or reviewed by a Slovak lawyer
- Substitute identifier arranged instead of a Slovak birth number
- Filing and follow-through at the cadastral office
Buying without flying in
The whole purchase can be done remotely.
With a properly executed power of attorney — notarised in your country and apostilled where needed — you never have to be physically present. We handle the escrow instructions, the signature logistics and the handover.
- Power of attorney prepared to Slovak cadastre standards
- Guidance on apostille or superlegalisation for your country
- Payment routed through a lawyer's escrow or notarial deposit
- Keys, meters and handover protocol managed locally
Mortgage and banking introductions
Financing is possible as a non-resident.
Slovak banks do lend to non-residents, within the National Bank of Slovakia's loan-to-value and debt-service limits. We introduce you to the banks that actually say yes to your profile and coordinate the valuation.
- Introductions to banks that lend to non-residents
- Realistic loan-to-value expectations up front
- Valuation and documentation coordinated for you
- Slovak bank account opening walked through
After the purchase
Owning from abroad, without the admin.
Registering for municipal property tax, finding and vetting a tenant, handling the annual contract addenda, dealing with the building manager — we keep it running while you are somewhere else.
- Municipal property tax registration and reminders
- Tenant sourcing, vetting and lease preparation
- Rental income tax referral to a Slovak accountant
- Renovation and trades coordination
How we charge
Straightforward, and agreed before we start
On most Slovak transactions the seller pays the agency commission, which means a buyer can often use us at no direct cost. Where we act purely on your side against the whole market, we agree a written buyer mandate up front — a fixed fee or a percentage, never both, and never a surprise.
Buying from our portfolio
No buyer fee
The seller's commission covers it. You get the full service anyway — checks, lawyer coordination, cadastre filing.
Whole-market buyer mandate
Agreed in writing
We search every agency's stock and negotiate against them for you. Fixed fee or percentage, set before we begin.
Legal, translation, valuation
At cost
Third-party costs are passed through with the invoice attached. We do not mark them up.
Also, if you already own here
Selling or letting from another country
Plenty of our international clients are not buying at all — they own something in Slovakia through family, and it needs dealing with.
Selling a Slovak property from abroad
Inherited a house you have never lived in? We handle valuation, marketing, viewings and the paperwork, and you sign once — by power of attorney if you prefer not to travel.
Letting it out instead
We price it against real closed deals, find and vet the tenant, prepare the lease and the annual addenda, and stay the point of contact so your phone does not ring at midnight.
Complex and chain transactions
Selling one property to buy another, dividing an estate between heirs, untangling co-ownership. Slower, messier work — the kind most agencies quietly decline.
